May 2008 Board Meeting

 

Present were Bill Cook, Gene McNeil, Mike Campbell, Mike Gaul, Dominique Effray, Kevin Danby, and Dave Mayer, and Judie Sarff.

Called to order by our Chairman, Bill Cook at 9:14 AM May 3rd. 

Reviewed the Board Code of Conduct and Responsibilities in regards to confidentiality. Board members are bound by this code even after their term has expired.

 

Committee Reports:

Planning.      Kevin stated that there were only a couple of applications for open style buildings over the 200 sq. ft. limit.

ATV.    Plan to start having “Riders Meetings” on Memorial Day.

Communications & Conflict.      Judie reported on issues brought up by members. Gained some clarification on the events leading up to the departure of the previous caretakers. Decided that we don’t need a HR representative but encouraged Kevin to enlist board support whenever appropriate.

Planning.      Bill reported that the Lakewood scramble originally scheduled for June 28th has been moved several times and unless someone steps up to follow up and get a firm date there won’t be a golf event.

Old Business.      Kevin reports that the Wi-Fi is up and working well with good range. To access the network requires a couple of extra keystrokes so if you experience a problem stop in at the office. Bill offered up a couple of computers if they can be of use at the club house.

Fall Grazing went well; the cows cleaned up and were gone almost before we knew they’d been here.

The new caretakers, Tom & Cricket are on the job and have been doing a great job. Please stop in and thank them when you get a chance.

Don and Janet are the new spring camp hosts; they have the first RV on the right as you enter the campground.

Linda had some damage to her convertible rear window and thought somehow Rimrock was responsible. She really needs to contact her auto insurance company.

Fire annexation petition has been submitted and approved and we are now waiting for the next step.

Found a promising product to repair the Tennis court but it is not rated for cracks larger than 1\4 in. wide and we have some that approach 2 in. Resurfacing is very costly and the court does not serve but a very few and not frequently at that. Will keep looking for other repair products.

 

New Business.   Reviewed the budget to date. Almost up to date on dues collection and have reached 75% of our lot sales goal for 2008.

Charitable lot Donations. Donated lots are bringing in somewhat less than their real value at the auctions that benefit these organizations.

Manager’s Report:      Lots of maintenance this winter.

The pilot for the gas controller on the water heater broke and since it’s no longer a stock item we’ll have to replace with a new unit.

O-rings on order for the sand filter after the wrong ones were shipped.

Pool is full and all tile repairs are complete. Still to be done – start the pumps and check out the solar heaters.

Freezing weather took out a backflow valve on the irrigation system.

Brush is dry already so be careful with sparks and flames.

Tractor has an oil leak.

Ticks have been reported, so keep an eye out for these little critters.

 

County road repair due to begin on the 1st of July and be complete around Labor Day. The plan is to completely redo the road including the road bed including some straightening. We will have to move the Rimrock signs and relocate the basalt pillars as they are on the highway right of way. The cattle guard will have to be removed or extended and Douglas County Road Department is looking for someone to pay for the cattle guard.

 

Good of the Order:      The new fire truck has been totally refurbished by the fire department and is ready for duty. Since it’s quite a bit more complex than our other trucks, we plan on doing some training for those interested. Stay tuned for a schedule.

We are considering not having extra security this summer and see how that works out. Looking for everyone to act as owners instead of guests.

Board will meet with the new caretakers and will report on how they are enjoying their new duties.
